The hotel is set in the leafy suburbs of Highfield, a highly desirable area of Southampton, just over 3 km from Southampton city centre. It is about 4.8 km from the M3 and within walking distance of Southampton University, the approximately 132 hectares of Southampton Common and a short drive from Southampton Airport.

The city hotel's red brick exterior blends seamlessly with the family homes and gardens of this residential street. Since the departure of RMS Titanic from the White Star Line dock on 10th April 1912, Southampton will always be linked with the ill-fated liner. This establishment was once owned by local businessman Henry Hodges who had bought first-class passage and perished, his being one of the few bodies to ever be retrieved. The hotel has 71 rooms.
